Having a positive renting experience depends on having a respectful, transparent relationship between landlord and tenant, and ensuring that everyone understands the ground rules from the start, and abides by them.

So we make sure there is complete clarity from day one, and that clear lines of communication are maintained, either directly between you and the landlord, or via our management team.

We always on hand to answer any questions or queries you might have, but it’s worth reading the following to get a sense of our approach to tenant services, and the costs involved.

Credit references and right-to-rent checks

Our references are carried out by a specialist referencing and credit checking company on our behalf. Typically, they require two main references: an employment and bank reference, and in some instances a previous landlord’s reference where applicable.

If you cannot obtain any of the above, don’t worry. Landlords may accept a 6- or 12-month payment in advance and/or a guarantor who will be referenced separately.

In accordance with recent government legalisation, we will also carry out right-to-rent checks to confirm that you are eligible to be a tenant.

Our Fees and Deposit

We charge a tenant application fee of £125 + VAT per person.

A check-out fee starting from £65+ VAT may also apply.

Our landlords require a minimum deposit of six weeks’ rent which we will lodge with an accredited third-party account, the Tenancy Deposit Scheme (TDS), unless the landlord will be placing the deposit themselves into a government recognised scheme, in which case we will require the landlords deposit registration number, before we send over the deposit to them.

Your tenancy agreement

All our tenancies are ‘assured shorthold tenancies’. Although most landlords require a 12-month term, there are other options available if agreed by the landlord, such as a 6-month tenancy or a 12-month tenancy with a 6-month break clause.

Moving-in day

Before you can move in, the following documentation must be completed:

  • Signed tenancy agreement – the contract that defines the terms of your stay
  • Signed inventories – the details of everything in the property, and their condition at the start of the tenancy
  • Completed standing order forms
  • All requested references
  • The full deposit
  • The first month rent
  • Tenant application fee.

All monies must be in cleared funds in time for the move-in day, so if you are transferring money, please make sure that it will reach our account in time for your move in to ensure that you will get your keys and your paperwork.
